What's the screening process for prospective residents?

Our process starts with a few basic pre-screening questions. After that, every adult who would be living in the unit must complete a rental application. The non-refundable application fee is $40.

We do the following for each application:

  • Credit check
  • Employment and income verification
  • Criminal history check
  • Contact previous landlords
  • Eviction check

How long is the screening process?

The standard timeframe for our screening process is three to five business days. It can vary based on how long verifications and getting in touch with previous landlords takes.

How do you choose an applicant?

To be fair, we choose the first qualified applicant. We notify them immediately, nad we also notify all other applicants via email.

Are pets allowed?

That varies by property, because property owners decide whether to allow pets and, if so, what the pet restrictions are as far as the maximum number of pets a tenant can have, the animals and breeds allowed, and the weight limit for pets.

Do you accept those in the Section 8 program?

That varies by property and is the property owner’s decision, as there’s no legal requirement to house families who are part of the Section 8 program. If a property is offered to those in the Section 8 program, we’ll mention that in its rental listing.

Can I submit an application for a property I haven't seen in person?

We prefer that prospective residents visit properties in person before applying, and we typically require this. Although we provide video tours that you can find on YouTube, it’s still important to visit a property first and make sure you love it.

Is renter's insurance required?

Yes, it is. As long as you’re leasing a unit with us, you must have a $100,000 Limit of Liability covering damages for these causes, at a minimum:

  • Water damage
  • Overflowing or backed up sewage
  • Smoke or fire
  • Explosion
  • Drain or sump

If you’d like, you can opt into the Appfolio liability insurance plan, which costs $12 per month. The other option is getting your own renter’s insurance policy.

Billing and Accounting

When is the due date for rent payments?

We expect rent payments by the 1st of every month, although we provide a four-day grace period.

How can I pay my rent?

Electronic rent payment is available online through the resident portal on our site. This is the most convenient payment option for you and for us. We accept ACH transfers (with your account number and routing number), debit cards and credit cards.

If you’d like, you can mail a rent check to our office or drop it off during our normal office hours (8 a.m. to 4:30 p.m., Monday through Friday). We don’t allow cash payments. The due date for checks is the 1st of the month. Here’s the information you’ll need if you want to send us a check:

Are there fees for online rent payments?

ACH transfers are free. Debit and credit card payments have processing fees of 2.99 percent.

Is there a late payment fee?

We charge a late payment fee of $75 if you haven’t paid your rent by the 5th of the month.* If you don’t pay your rent after that, then we start working on eviction.

*If you have a grandfathered lease, you may have a different grace period and late fee.

What happens with returned payments?

We charge a non-sufficient funds (NSF) fee of $35. When your payment is returned, you also need to make that month’s rent payment, through certified check at our office. The same deadline and grace period apply for your rent in this situation, which means you’ll incur the $75 late fee if you bring us your certified check on the 5th or later.*

*If you have a grandfathered lease, you may have a different NSF fee, late fee and grace period.

How much is the security deposit?

The standard security deposit amount is one month’s rent for unfurnished units and two months’ rent for furnished units. We include the security deposit amount in the rental listing. We charge a higher amount if you have any pets.

When do you return my security deposit?

From the moment you surrender the unit by removing your belongings, returning all keys and vacating the premises, we’ll send you your security deposit within 21 days. If we need to make any deductions, we’ll include those in an itemized statement.

How frequently do you increase rent and by how much?

California law limits rent increases to once every 12-month period, and you’re entitled to 30 days’ notice when the increase is less than 10 percent and 60 days’ notice when the increase is more than 10 percent. We base rental increase amounts on the market while following the rental laws in the neighborhood where the property is located.

How can I switch the utilities to my name?

Contact the utilities providers before your move-in date. Provide your address, including the unit number, and let them know that you want to assume responsibility for the bill when you move in.

Maintenance and Inspections

How do I submit a maintenance request?

Please submit any maintenance requests by logging in to the resident portal on our site. You can include all the details there, and then we’ll handle the rest. We guarantee that maintenance is completed within 24 hours of your request, unless it’s a repair where a specialized vendor is necessary.

When do you inspect the property and my unit?

For units, we perform move-in inspections, 90-day inspections and move-out inspections. We recommend pre-move-out inspections, as well, but those are optional.

We perform continuous annual interior inspections for all our properties. We also do exterior inspections, either on a quarterly basis (for properties with less than 10 units) or a monthly basis (for properties with 10 units or more).
